     Finding the right home... with all the choices in today's market, how do you go about finding the right home? It seems the more research you do, the more alternatives you will discover. Where and what you buy will affect you for as long as you live in the house or own the property, so get your priorities in order before you start looking or even talk to a REALTOR®.

     For first-time buyers this is a new experience, so it's especially important to do your homework. Getting a pre-approval from a mortgage lender is important before you make an appointment with an agent to view homes. Sellers and the agents who represent them are reticent to consider offers from buyers unless they are assured the buyer can actually purchase. Having that documentation will make whatever offer you make when you find a home so much more attractive and competitive.

     If you currently own a home, you know exactly what is lacking. You may need another bedroom or bathroom or, if you have children and will be a year-round resident of Cape Cod, need access to schools.

     If you are considering a second home or an investment property, your needs and considerations will be different. Depending upon your pocketbook, what is most important? Keep in mind that the closer you get to salt water, the less house your real estate dollars will buy. The same home (size and style) sitting inland a bit will be less than a similar property on or near water. This also applies to fresh water, but some very nice and affordable homes have frontage, access or deeded rights to the Cape's 365 ponds and lakes! The good news is, on Cape Cod, you are never far from water -- salt or fresh!

     Selecting a real estate professional is an important next step in beginning your search. Did you know that if you are randomly calling agents who have homes listed that strike your interest or are just visiting open houses, the agents you meet most likely will be representing the interests of the SELLER? Educate yourself, learn about BUYER REPRESENTATION, so you can be a wise consumer and get the best service and representation possible for what will be a very important purchase.
